What the integrated-resort label tells you

This is not merely a gaming floor beside a hotel. Published information has mainly covered accommodation, restaurants, beach facilities, events and entertainment, whereas Wynn has not yet released the detailed game mix.

The newest official guidance

In its second quarter results on 4 August 2026, Wynn said guests should be able to enter the resort in September 2027. This is the latest specific month, replacing pages that mention only 2027, the first quarter of 2027 or spring 2027.

The change from the previous target

Earlier investor updates pointed to the first quarter of 2027. Wynn warned of a modest delay in May 2026 and said it would provide the detail later; the August release then shifted current guidance to September 2027.

How firm is September?

A company results release carries more weight than a property listing or travel blog, yet it remains forward-looking guidance while the resort is being fitted out. Check the official resort website and Wynn investor releases again before paying for a non-refundable journey.

Why November and December are both shown

A Wynn project story places the 70-floor ceremony on 25 November 2025, while later corporate updates place structural concrete completion in December 2025. The timeline keeps November for the site ceremony and December for the later construction record instead of combining the references.

Construction progress through August 2026

Tower structure and facade work

Wynn reported on 2 February 2026 that structural concrete had reached the roof of level 71 and that 21,852 of 26,471 facade panels were installed, or 83%. Its guest website calls the tower 70 floors, so both descriptions are retained rather than converted into a new floor count. Wynn releases have used varying interim height measurements, while the stable published target remains 352 metres above sea level once the spire is fitted.

Inside the tower and low-rise buildings

Elevator and escalator work was advancing, alongside mechanical, electrical and finishing work throughout the guest inventory. Concrete and structural steel work across the low-rise buildings had reached 99%, but that percentage does not mean the spaces are ready to receive guests.

The Wynn Bridge connection

The 548-metre Wynn Bridge is planned to link the resort via Wynn Boulevard with E311 and E611. On 2 February 2026 it was 48% complete, piling was finished, nine of ten bridge column pile caps were in place, and Wynn was targeting late 2026 completion.

What the August material adds

Wynn's August results described rapid construction progress, and its second quarter presentation showed substantial interior work as at 15 July 2026. Since neither source gave a newer facade or bridge percentage, the February figures remain dated rather than being extended through estimation.

Gaming-floor size and resort scale

The current corporate figure

Wynn's 2025 annual report, filed in March 2026, gives the gaming area as 225,000 sq ft. That is about 20,900 sqm, and it is the figure used here because it comes from the latest direct corporate filing.

The older 18,500 sqm estimate

Older property and news coverage, including current search results, often quote an approximate 18,500 sqm gaming floor. Wynn has not explained whether the two figures cover different spaces, so 18,500 sqm remains an older estimate rather than being added to the newer number.

What the floor area leaves unknown

A floor-area figure does not show how many tables or slots there will be, which games will be offered, or how space will be divided between general and private rooms. Wynn had not released those details by 10 August 2026, so a precise inventory requires a newer operator source.

Guest rooms, suites and residences

The 1,530-unit accommodation plan

Wynn's February construction update recorded all 1,530 accommodation units as structurally complete, although interior fit-out was continuing. The categories below include apartments, townhomes and estates within the total, so none are counted twice.

Inside the Enclave concept

Enclave is Wynn's hotel-within-a-hotel concept on the upper floors, served by its own entrance, arrival area and lifts. It is built around suite accommodation and a separate service setting, while rates, packages and the reservation opening date have not been announced.

Dining, theatre, shopping and art

Twenty-two dining and drinks venues

The current resort website lists plans for 22 restaurants, bars and lounges, as well as a daytime beach club for hotel guests and visitors. Wynn has announced a French-American steakhouse by Alain Ducasse and another Delilah supper club, but restaurant bookings were still closed at this update.

The Showroom production by Punchdrunk

Wynn announced on 29 June 2026 that an original Punchdrunk production will launch with the resort. Once booking begins, guests are expected to select an upstairs seated performance or a roaming immersive route downstairs and backstage; show dates and prices remain unreleased.

Shopping and the art programme

The plans call for a naturally lit luxury shopping parterre, but Wynn has not issued the complete shop list. Art will appear across public areas and guest rooms, with announced highlights such as Jeff Koons' 11-metre Tulips and historic and contemporary works by regional and international artists.

Beach, pools, spa and marina facilities

What is planned along the waterfront

Plans provide for 420 metres of private white-sand beach and a deep-water marina intended for broad yachts. A daytime beach club is also included, although day-pass terms and access for non-guests have not been published.

Pools and wellbeing facilities

Wynn lists 12 pools with cabanas and landscaped surroundings, alongside a five-star spa, salon and fitness centre. Treatment prices, opening hours and pool-entry conditions are still unavailable, so they cannot yet be included in a dependable visit budget.

Services for families

The official amenities list pairs a kids' club with outdoor recreation, indicating that families are part of the resort's non-gaming audience. Accepted ages, fees and supervision arrangements have not been released, so childcare plans should wait for the guest policy.

Coral Court events and meetings

The 7,708 sqm events centre

Coral Court is planned as the resort's centre for events and celebrations and has a published area of 7,708 sqm. It will include six reconfigurable meeting rooms, separate salons for brides and grooms, and private prayer rooms for men and women.

A Grand Ballroom without columns

The Grand Ballroom measures 2,633 sqm, is column-free and looks over the marina. Its area helps organisers compare venues, but it does not determine capacity because tables, stages, aisles and production equipment alter the seating plan.

Details to request before an event booking

In the GCGRA licensee register, Island 3 AMI FZ-LLC appears under land-based gaming facilities and trades as Wynn Al Marjan. Wynn announced on 4 October 2024 that this project entity had received the UAE's first commercial gaming facility operator licence.

What this licence confirms

The register shows that the named entity holds a GCGRA licence for this particular land-based facility. It lists The Game LLC separately as operator of the UAE Lottery, placing land-based facilities and lottery products in different licence categories. Checks still needed before opening

Before players are welcomed, Wynn should publish the gaming floor's final age, identity, admission, responsible gaming and complaints arrangements. Rules from other Wynn properties do not transfer here until these conditions are published.

This guide and its gaming content are intended for adults aged 18 and over. GCGRA advertising standards define underage as below 21 for commercial gaming other than lottery.
